THE PATCH, VICTORIA, 3792

The Patch is a vibrant community driven village. Smaller than its neighbours with only 340 houses and a population of 1046 at the 2021 Census.

The Patch is generally sunny with less surrounding forest than its neighbour Kallista. A little off the main tourist drags, it’s a town often only discovered when homebuyers are exploring.

The Patch is commutable to Melbourne (only 39ks) and has Belgrave Station an easy 10 minute drive through Kallista and Sherbrooke Forest.

Homes are tightly held and the occupancy rate of 89.3% in 2016 versus 87.2% in 2011, a very stable occupancy rate, people are often reluctant to leave this lovely village. 

The median house price is $965,000 and the highest sold price in 2022 so far (some may still need to Settle) was $2,750,000.

Back in 2011 you could have bought a home for $407,500 or paid a maximum price of $1,425,000. In 2022, the lowest sale price was $687,000 and the highest $3,200,000.

EARLY MEMORIES

The Patch is one of those areas that unless you had need to do so, you didn’t really travel through it. It’s not a big town, definitely more a village.

My partner owned The Patch Store for a few years in the late 70s, early 1980s and he has always loved the area. It’s sunnier and more open than many local places, more like the rolling hills of Emerald where he grew up.

We searched for our new home with an emphasis (for him) on The Patch. As a girl from Mt Dandenong I was more enthused about the forest and communities of Mt D and Olinda. We couldn’t find our perfect place in The Patch and ended up in Mt Dandenong.

The homes of The Patch that we viewed were generally older weatherboards except for one that needed a lot of work to bring it into the early 1990s (when we were looking), my partner had known previous owners and it had been very glam in the 1970s. We looked at one home a few times but unfortunately, the resident was a chef and we were never given the opportunity (even after 3 visits) to view the main bedroom. The agent thought we could make a decision without viewing the whole home!

Now we go to The Patch to enjoy the vibe and food of the attached cafe. Always delicious.

The Patch Store was owned by my partner from 1977 to 1981, he sold it as the school was being developed on an old paddock.

Post office, general store, newspapers and food with hot bread brought in.

Derry loved The Patch and if we could have found a home there when we returned to the Hills, we would both have been happy. Alas, nothing suitable and we bought back in my home town of Mt Dandenong.

The Store has seen a variety of owners over the years, some good and some not so good. Current owners have created a place with a strong community vibe (and great food).

Like everything The Patch, the school community is strong. The school and ELC are on the same campus which is appealing for parents and children alike.

Built in the early 1980s, the school has received funding of $6,483 millions for upgrades and modernising, Architects have been appointed and consturction expected to begin in 2023.

Call it whatever you will, the Hall is available for Hire for classes, workshops, social events etc but not available for teenage parties.

There is a kitchen and a stage plus a decent sized car park.

You can hire the courts, Juniors may join in a group lesson or you can play in one of their regular social games.
